e are having a record year with camper nights nearing 4,900 and in revenue... we are 98% finished with the addition of the re-engineered 16 water & electric pull thru sites as well. we are projected to exceed $200K in total revenue by October 1st...Another reason for camping with us is that we have become a great “hub” for families to have their family reunions and get-togethers over a long weekend. We have become a bit of a “destination” for the local families. • Plus, we have built tremendous relationships with those that camp with us many times a season as they travel back and forth across the country. • We have seen steady growth from our repeat business – mainly due to the superior customer service we provide to all of our customers. We have seen our camper nights double since July 2008. • We have a little over 22 acres and approximately 15 acres of that incorporates our available camp sites.

Facilities
100 sites. • 24 Site (20,30,50 Amp) sites – of those, 18 have Sewage. All 24 have water. • 15 Sites(20,30 Amp) sites – of those, all 15 have water and no sewage. • 6 Sites (20 Amp) sites – of those, all 6 have water and no sewage. • 21 Sites - of those, 6 have access to water nearby. o We have a designated sink for the tenters to wash dishes. • Large group tent camping area that is approx. 1 acre. • 2 (1 room kampin kabins) – they have electricity & Satellite TV only. 2 (6 person Deluxe Kabins) – Full kitchen (sink, refrig, microwave, cabinets – no stove top), sleeps 6, satellite TVs, full bathrooms (showers, toilet, sink area), 1 double bed and two bunks and a futon, 4 place kitchen table, Air conditioning and heat, hot water heater, ceiling fans, closet space for clothes, decks with swing, table and chairs, picnic tables and a BBQ grill. • Sewage system is a 3 pond system – in 2008 we added a grinding/lift station ($30K upgrade) – each pond is roughly ¾ acre in size. We have a Class D operator that takes samples twice monthly for the State while we are open. We track our levels daily and submit an annual report through the Class D operator to the State each year. The system is strong and has always performed with no issues. There is a 5 year certification by the state and we have achieved that certification each 5 year cycle. • Owners Quarters – it is located above the camp store and is the traditional KOA A-frame structure with the 1 bedroom apartment, 1 bathroom, living area, loft, and kitchen area (dishwasher, fridge, Full Propane Stove/Oven, microwave, 2 A/C window units, Furnace for heat & 250 gallon Hot water heater that is also used for the public restrooms). There is plenty of room to add either a house or a doublewide trailer on the property if needed/wanted. • Water system – well with submerged pump, no issues (did replace the re-set switch) otherwise performs well. • Roadways/sites – all Class-5 road materials. • Re-engineering 16 old 20 amp sites. They are currently under construction and will have all new 20,30,50 amp pedestals, water and will be pull thru sites.


Amenities
• 35’ x 75’ Swimming pool with 11’ deep end, replaced decking 2 years ago with 13,000+ brick pavers. 5 pumps/filters with pool room and old concession building that is currently used for storage. All pool chairs, tables, benches, pool equipment, chairs are all included. Pool is surrounded by 5’ chain link fence. • R/C (radio controlled car) track – just in its second year of operation and just picking up in business – we have electric cars that we rent out. • Large enclosed pet yard along with plenty of space to walk your favorite pets. • Playground for the younger kids – swings, slides, small tree fort. • Volleyball area • Horseshoe area • Basketball goal • Meeting hall with plenty of games for the kids – foosball, air hockey, ping pong, billiards, shuffle board. And, the meeting hall can be converted to accommodate family reunions (Occupancy 90) or group events. It is also used for all of our activities to include Movie night on a huge screen with plenty of free popcorn, Karaoke nights, Arts & Craft activities, Flashlight Scavenger Hunts and make your own Tye-Dye T-Shirts for only $5 each… • Firewood, ice and propane are sold here in the camp store. • Camp Store – everything from food, souvenirs to RV Supplies can be purchased here. • Public restrooms – 3 stalls, 3 showers and 3 sinks in each. Just re-modeled the Mens room this week. • Dump Station for a charge if not camping with us. • 300 gallon Honey Wagon – if you need those services, we bring it to your site – for a small fee. • Walking Trail • Mature Trees with plenty of grassy areas • Parking lot for extra vehicles and/or visitors • Dumpster for all garbage – We pick up camper garbage/trash a few times a day at their sites.
